A new apartment development planned for the site of the former Marlton Crossing Garden Offices will take up to three years to complete and will proceed in two phases. The 39-year-old office complex will be demolished to make way for the project in Evesham Township.
Recently, the Evesham Planning Board unanimously approved the project’s preliminary and final site plans. The board also memorialized its decision with a formal resolution last month. As a result, Marlton Crossing Dev AMS LLC will move forward with construction. The developer plans to build 325 market-rate and affordable apartment units in a four-story complex totaling 338,470 square feet. The project will sit on an 8.8-acre property located behind the Marlton Crossing shopping center near Routes 70 and 73.
Comparatively, the development is nearly as large as the combined unit count at Dwell Cherry Hill and the Highlands at Cherry Hill. Together, those neighboring properties total 403 units. However, some local residents have expressed concerns. During Planning Board meetings in October and November, residents cited potential traffic increases, water pressure issues, and stormwater runoff as key challenges. Therefore, infrastructure and traffic management will remain critical factors as the project moves forward.
